In an update published on 31 October 2021, Capriole said that it had opened LINX Tower for sale only after 35% of the construction works were complete. It described itself as the first developer in the New Administrative Capital to put a project on sale at that stage. LINX Tower is developed by Capriole Developments. It brings together shops on the ground and first floors with offices and clinics on the floors above, across 12 levels including two basements.
The 30% directive
In 2021, a presidential directive prohibited the promotion of real estate projects with completion rates below 30%. According to Capriole, LINX Tower had already passed that threshold when it went on sale, before the directive was issued, so the project met the requirement from the start.
Build first, then sell
The update presented this as part of Capriole’s approach of building first and selling afterwards, so that buyers can see real progress on site rather than plans alone. The company also said the project had reached that level of completion without any marketing.
Later progress
Construction progress was reported again in the months that followed: 40% in November 2021 and 65% in April 2022.
